Lease Documents



The Worcester Housing Authority is pleased to provide landlords with a model lease in conjunction with the Section 8 Program. The model lease we provide includes all the provisions that HUD requires as well as an optional Part C, which contains additional provisions. We recommend you use this optional part in your lease, as it contains very pertinent information.

    1. The HUD Tenancy Addendum must be attached to all leases.
    2. You must fill out the lease completely in order for it to be valid, so pay close attention to the blank areas that require information.

Customizing the Lease

The sections that require customizing are:

Part A Model Lease:
    #4. Requires you to select either a month to month lease or indefinite lease after the initial term of the lease, which is always a minimum one year.
    #6c. Requires you to fill in the late charge amount, and day of the month that you consider the rent to be late by.
    #8. Requires you to select that the tenant may or may not keep pets, and a line to add additional pet restrictions.
    #13. Instructs the owner to select an option regarding the repair of tenant caused damages.
    #13b. Offers a provision on the use of the unit for other legal activity. This whole sentence may be deleted.
    #15. You may add additional provisions.
Part C Additional Provisions:

    #2b. Offers a provision on the use of the unit for other legal activity. This whole sentence may be deleted.
